Every property, borrower and loan scenario is unique and different, and there are no guarantees made, irrespective of the content and material on our website, about a loan or financing instrument. Depending on which state your business is located, the state the subject property is located, and other borrower attributes, the time necessary for us to find a suitable loan product may vary. HomeFlipFunding.com seeks to arrange lending products for all borrowers as quickly as possible. However, we do not guarantee the amount of time needed for the procurement of any loan product, and nothing on this website shall constitute any kind of agreement, either stated or implied, as to the timeliness of us to do so.

HomeFlipFunding.com is not a direct lender.  We do not originate real estate investment loans, nor do we lend our own capital.  We are strictly a lending product referral service, and by using or visiting our website, completing any contact or funding form on our website, or contacting us via email or phone, you consent to have us send any forms, and all provided information, to a lender of our choice that, based on the information given to us, provides the most applicable lending product(s) for your particular investment property and situation.  Once the lender has acknowledged receipt of any completed forms and all provided information, and notifies us of their intent to lend, the borrower will then work with the lender toward funding of the loan.  

The borrower's decision to work with the lender, and accept the lender's terms, conditions, rates, fees and other parameters, is solely at the borrower's discretion.  HomeFlipFunding.com does not endorse, nor approve of, any lender with whom we refer borrowers to for loans. It is the responsibility of the borrower to complete their due diligence as to information about the lender, the lender's licensing, and the loan features for which they are applying.  Borrowers agree to indemnify, and hold harmless, HomeFlipFunding.com, MJM Specialty Investments LLC, its owners, executives, employees and heirs, from any and all liability from borrower's acceptance, or denial, of a loan product from any lender.

HomeFlipFunding.com is paid a fee for the referral of borrowers to a lender. The fee, commonly known as a referral fee, partner fee, or broker fee, is only earned when the borrower accepts and completes the loan process with the lender.  The fee type and amount varies by lender and property location. HomeFlipFunding.com has existing referral, partner, and broker agreements with some  lenders whereby our fee is paid from the lender's fees.  With lenders where no referral or partner agreement exists, a fee is added to the total fees charged to the borrower to be paid to us at closing for our services.  By using our service, you hereby understand and agree that HomeFlipFunding.com is paid a fee and that the fee is non-negotiable, and non-refundable, once it is earned.   

  HomeFlipFunding.com considers itself a “finder” for purposes of applicable laws and regulations (California Business & Professions Code § 10130, et. seq.) , specifically due to its non-involvement in negotiating real estate loan transactions. Nothing on this website, or in any communications from HomeFlipFunding.com, should be interpreted, or understood, as reflecting that HomeFlipFunding.com is acting in the capacity of a direct lender, fiduciary, agent, or representative, of any individual or company who may express interest in a loan product or who offers loan products.
